How this planning range works

Why living space is not the roof measurement
Imagine two homes with the same living area. One spreads that space across a single story; the other has rooms upstairs over the first floor. Their roof footprints can differ substantially even before considering pitch. The indoor square footage does not tell the calculator which arrangement you have.
Garages and covered porches add another difference. They can carry roof outside the living space, while overhangs extend beyond the walls. A roof surface measurement accounts for the slopes themselves. A footprint measurement describes the horizontal area beneath the roof and needs a slope adjustment.
Footprint mode adjusts area for pitch; known roof surface already includes slope. Steep-roof labor and difficult access are priced separately. Keep the example if measurements are uncertain.

What can move the roof price outside the example
The budget includes standard architectural shingles, tear-off and labor. These additional conditions can change the total.

Where does the price range come from?
The DFW planning range is $7 to $10 per square foot of roof surface for standard architectural shingles, tear-off, labor and installation. Extra layers, decking repairs, complex flashing and access can add work.
Does changing pitch add a steep-roof labor charge?
No. When footprint is selected, pitch converts horizontal area into a sloped surface estimate. It does not add a labor charge. When known roof surface area is selected, slope is already in the area, so the calculator does not apply it again.
Is this an estimate for my house?
It is an early replacement budget. An inspection and measurements establish the decking, flashing, access and other work for your roof.
Can I use this for a repair or a commercial roof?
