Movement belongs in the metal roof design

Metal expands and contracts as its temperature changes. The system needs a controlled way to handle that movement. Fixing a panel where it should move, or adding an accessory that restrains it, can stress the panel, fasteners and nearby weather seals.

Penetrations and transitions need the same care. A pipe opening must work with the panel ribs and the movement around it; a long panel meeting a wall needs a compatible termination. That is a design question, not something solved by adding screws wherever a panel seems loose.

Panel profile, coating, roof complexity and access all influence cost. Valleys, short interrupted runs and custom wall or chimney flashings add work that a simple area price may miss. Removing an old covering and repairing the base remain separate parts of a complete replacement scope. Underlayment also belongs in that scope: it must suit the panel system and connect correctly at valleys, edges and openings beneath the visible metal.

After installation, keep drainage paths and penetrations part of roof care. Equipment work, branches and unrelated additions can disturb panels or details. A check after alterations can identify a loose connection before it becomes a recurring leak. The written product and installation coverage should be understood separately.

Can a leaking metal roof be repaired?

Does standing seam mean no maintenance?

Can metal go over the old roof?

A recover requires evaluation of the existing layers, moisture, support, loads and applicable system/code requirements. It is not an automatic option. Tear-off can provide access to conditions that an overlay would conceal.

Is a dented panel always leaking?

No. Appearance and water-shedding function need separate evaluation. Look at seams, finishes and connections as well as the dent itself; insurance treatment is another distinct question.
